inspections, applications, searches and documents. I take a problem-solving,
not a deal-breaking, point of view toward any troublesome issues that might
arise in the course of the transaction. I understand that real estate
transactions are about making the deal happen, not about winning, because, in a
successful transaction, everybody should be a winner.
From start to finish, your closing will be handled by a licensed attorney,
rather than by secretaries and paralegals. As a real estate specialist. I don’t
spend most of my time in court. I spend it in the office, where I can be reached
by my clients, the agents, the lenders, and the attorneys on the other side of
the deal, so that I can resolve any problems and issues, and help bring
contracts to a speedy closing.

First Time Home Buyers
Buying a house can be a complicated process, especially for someone who has
never done it before. I have the knowledge and experience to walk you through
the process, and the patience to explain every step of the transaction so that
you can become a knowledgeable homeowner.

Foreclosures
If you are interested in purchasing a property in foreclosure, there are many
pitfalls. I have the knowledge, experience and resources to help you
determine what problems there may be with a particular property, how to deal
with occupants after the purchase, and how to decide whether a property you are
interested in can be purchased without more trouble than it is worth.

Short Sales
Buying a property in which the seller has to do a short sale can cause delays
and problems for the purchaser. Because of my experience with these types of
transactions, I know what must be done and how to work with the sellers,
their attorneys, and their lenders to streamline the process so that unnecessary
delays can be avoided. I also understand what must be done for a seller who
owes more than the house is worth, and work with professionals who can help get
a sale approved on behalf of a seller who wants to sell under these conditions.

Co-ops
Buying a co-op is not quite like buying real estate. I
have the knowledge
of how to deal with co-op lenders and co-op boards to make this confusing
process as simple as possible.

Tenancy
The relationship between landlords and tenants in New Jersey is highly
regulated. Landlords are required to comply with many rules, and it is
surprising how many people (even many attorneys) don’t realize what can and
can’t be done. I am familiar with all of the requirements of the
landlord-tenant law, and can help guide you through the process to make being a
landlord as trouble-free as possible. I also work with tenants
to insure that they are being treated in accordance with the law.

Small Business Law
Let me help you with the purchase, sale or formation of your small
business. I can form the business entity, whether a corporation,
partnership or LLC, draft contracts, review leases, and help you negotiate the
deal so that the sale or purchase of your business goes smoothly. These days,
even the smallest of businesses has to deal with government regulations in many
